This is general information, not legal advice. Which body approves layouts, and what it is called, differs by state. Confirm with the planning authority for the area and have a lawyer read the papers.
DTCP is the Directorate of Town and Country Planning, a state planning department. In several states, for example Tamil Nadu, Telangana and Haryana, it approves layouts and permits development, especially outside the area of a city's own development authority. In other states a different body does this job, so always ask which authority covers the plot you are looking at.
A layout is a piece of land divided into plots with roads, drains and shared open spaces. An approved layout is one whose plan the authority has examined and sanctioned: the roads and plot sizes follow its rules, space is set aside for common use, and the land is permitted for residential development.
Approval shows the layout meets planning rules. It does not prove that the person selling the plot owns it, that the price is fair or that there is no dispute over the land. Check the title and the encumbrance certificate as well, and see our guide to buying a plot of land.
Bhavano does not verify approvals or land documents; see our Trust and Safety page. When you are ready, browse plots for sale.
