Storage space for rent: when to use it and what to ask

A storage space can solve a real problem: you are moving between homes, downsizing, running a small business from home, or just short on room. It works best when you know what you will store and for how long.

When storage makes sense

• Between homes, when your new place is not ready yet.
• When you move to a smaller place and want to keep furniture for later.
• For stock, tools or documents for a small business.
• For seasonal items you do not want at home.

What to ask before you rent

• Access: when can you get in, and is there a lift, a ramp or a place for a vehicle to stop?
• Security: locks, CCTV, a guard, and who else has a key.
• Conditions: is it dry and ventilated, and is there any risk of damp, pests or flooding?
• Insurance: whether your items are covered, and who is responsible if something is damaged.
• Rules: what you may not store, and whether you may use the space as a workshop or office.

Pack and protect your things

1. Clean and dry everything before it goes in.
2. Use strong boxes and label every one.
3. Raise items off the floor and leave a path so you can reach them.
4. Keep a list of what is inside, with photos.

Read the contract

Check the monthly amount, the deposit, the notice period and what happens if you pay late. Keep a copy of the agreement and every receipt.
